Health & Safety Policy

Atlantic Sotheby's International Realty

Purpose

Atlantic Sotheby's International Realty is committed to providing a safe, clean, and healthy environment for all members, tenants, employees, independent contractors, clients, vendors, and visitors. Every person using the facility shares responsibility for maintaining a workplace that is safe, professional, and free from unnecessary hazards.

Scope

This policy applies to all individuals using or visiting Atlantic Sotheby's International Realty, including private office tenants, coworking members, REALTORS®, employees, independent contractors, day-pass users, guests, vendors, and contractors.

General Safety Responsibilities

All occupants and visitors are expected to:

Exercise reasonable care for their own health and safety and that of others.

Immediately report any unsafe conditions, hazards, accidents, or injuries to management.

Follow all posted safety signs and instructions.

Keep offices, hallways, kitchens, conference rooms, fitness areas, recording studios, and common areas clean and free from hazards.

Use equipment only for its intended purpose.

Cooperate with management during emergencies or evacuation procedures.

Emergency Procedures

Fire

In the event of a fire:

Activate the nearest fire alarm if one has not already been activated.

Call 911 immediately.

Exit the building using the nearest safe exit.

Do not use elevators.

Proceed to the designated outdoor assembly area.

Do not re-enter the building until authorized by emergency personnel.

Medical Emergencies

If someone experiences a medical emergency:

Call 911 immediately.

Notify Atlantic Sotheby's International Realty management.

Do not move an injured individual unless there is an immediate danger.

Provide assistance only if you are trained to do so.

Severe Weather

During severe weather or other emergencies, occupants should follow instructions from management and emergency responders. Shelter-in-place procedures may be implemented when appropriate.

Accident Reporting

All accidents, injuries, property damage, or near-miss incidents must be reported to management as soon as possible, regardless of severity. Prompt reporting allows hazards to be addressed and helps prevent future incidents.

Housekeeping

Occupants are expected to:

Dispose of trash in designated receptacles.

Clean up spills immediately or notify management.

Return shared equipment after use.

Keep personal belongings within leased offices or designated storage areas.

Avoid blocking exits, fire extinguishers, electrical panels, or emergency equipment.

Shared Kitchen Safety

When using the shared kitchen:

Clean countertops, tables, appliances, and dishes after use.

Properly store and label food.

Discard expired or spoiled food promptly.

Report malfunctioning appliances immediately.

Never leave cooking appliances unattended.

Fitness Center

The fitness center is available for authorized users at their own risk.

Users should:

Operate equipment according to manufacturer instructions.

Wipe down equipment after use.

Return weights and accessories to their designated locations.

Report damaged or malfunctioning equipment immediately.

Consult a healthcare professional before beginning any exercise program if appropriate.

Atlantic Sotheby's International Realty does not provide supervision or personal training services.

Podcast & Video Recording Studio

Users of the podcast and video recording studio shall:

Operate equipment responsibly.

Follow posted equipment instructions.

Report damaged equipment immediately.

Return all equipment to its original condition after use.

Avoid modifying or disconnecting installed equipment without authorization.

Electrical Safety

Occupants may use standard office equipment such as computers, monitors, and printers.

The following are prohibited:

Overloading electrical outlets.

Using damaged extension cords or power strips.

Using personal space heaters without prior management approval.

Tampering with electrical panels or building systems.

Fire Safety

Occupants shall not:

Block emergency exits or exit pathways.

Tamper with fire alarms, sprinkler systems, or smoke detectors.

Store combustible materials in common areas.

Fire extinguishers are located throughout the building for emergency use only.

Security

To maintain a safe and secure workplace:

Do not permit unauthorized individuals into secured areas.

Ensure private offices are locked when unattended.

Report suspicious activity or individuals immediately.

Report lost keys, access cards, or credentials to management promptly.

Illness & Hygiene

Individuals experiencing a contagious illness are encouraged to work remotely or remain home until they are no longer contagious.

Everyone is encouraged to practice good hygiene, including regular handwashing and covering coughs and sneezes.

Alcohol, Drugs & Smoking

Smoking, vaping, and the use of illegal drugs are prohibited anywhere inside the building.

Individuals may not use the facility while impaired by alcohol or drugs in a manner that creates a safety risk to themselves or others.

Hazard Reporting

Anyone who identifies a potential safety hazard should notify management immediately. Examples include:

Water leaks

Electrical concerns

Damaged flooring

Broken furniture

HVAC malfunctions

Unsafe behavior

Damaged doors or locks

Management will investigate and address reported hazards as promptly as reasonably practicable.

Visitors

Members, agents, tenants, and employees are responsible for ensuring their guests comply with this Health & Safety Policy while on the premises.

Compliance

Failure to comply with this policy may result in suspension or termination of coworking privileges, lease enforcement, removal from the premises, or other actions necessary to protect the safety of occupants.

Policy Updates

Atlantic Sotheby's International Realty reserves the right to amend this Health & Safety Policy at any time. Updated policies will be communicated to occupants and posted within the facility.
