Whether you are a remote worker, tutor, student, solo entrepreneur or hosting a small meeting, this daytime space offers everything you need for a highly productive session. * Dedicated remote working and focused freelancing * Small business meetings, client calls, and interviews * Tutoring sessions (1-to-1 or small groups) * University project work, study groups, and exam preparation (Total Capacity: Up to 4 people, including focus and collaboration zones) The room is intelligently arranged into two distinct functional zones to maximize your productivity: The Focus Zone (1 Person): Features a premium electric height-adjustable standing desk (sit/stand) fully equipped with an ergonomic chair, a footrest, and an external monitor (HDMI/USB-C ready). Ideal for deep, focused laptop work or video conferencing. The Collaboration Zone (4 People): A comfortable meeting table with seating for 4. Perfect for laying out documents, taking notes, hosting client discussions, or collaborative co-working alongside the main desk. Tech & Comfort: Fast, reliable Wi-Fi suitable for heavy video conferencing, paired with bright natural light and good ventilation. Refreshments: Complimentary water, tea, and coffee-making facilities included right in the room. Facilities: Access to a nearby WC. Kitchen access can be arranged upon prior request. Free Parking: Free visitor parking is available on the street directly outside the property. EV Charging (Add-on): Convenient on-site EV charging available upon request (£20 for 4–6 hours). Ideal for topping up your vehicle while you work. Can be booked in advance directly or via the Co-charger app. Daytime Use Only: This is a daytime-only workspace. (Note: If you require overnight accommodation, we have separate ensuite bedrooms available to book through Airbnb or Booking.com). Please park considerately and avoid blocking neighboring driveways. Do not park on the property's driveway unless you have pre-booked EV charging. EV Charging (Available on Request): If you drive an electric vehicle, you can top up your battery while you work! Cost: £20 for 4–6 hours of charging. How to book: If you haven't already added this to your booking, please message us directly to arrange access, or book it directly through the Co-charger app. Please ensure your vehicle is moved from the charging bay once your charging session or workspace booking has ended.

Fire Safety & Evacuation: In the unlikely event of a fire, the smoke alarms will sound. Please leave your belongings, exit the room immediately, and leave the building through the main front door [or insert secondary exit if applicable]. Do not re-enter the building until instructed it is safe to do so.

Ergonomics & Desk Safety: Your workspace features an electric height-adjustable sit/stand desk. Please ensure cables are clear before adjusting the desk height to avoid trapping wires or damaging equipment.

Slips, Trips, and Falls: Please keep your bags, coats, and laptop chargers tucked safely under the desk or on the provided hooks to keep the floor clear of trip hazards.

Strictly No Smoking: In accordance with UK law, this property is strictly a non-smoking and non-vaping environment indoors.

Electrical Equipment: We provide a monitor and standard power outlets. If you are bringing your own electrical equipment (like laptop chargers), please ensure they are in good, safe working condition without exposed wires.

First Aid & Emergencies: A basic first aid kit is available on request (contact the host). In the event of a serious medical emergency, please dial 999 and notify the host immediately.
