The Koerber Building is a 6-story office tower located at 2054 University Avenue in downtown Berkeley, just below Shattuck. The building consists of 5 floors of commercial offices, over a ground floor dedicated to the Berkeley Social Club restaurant. Floors 2 thru 6 consist of office suites, currently renovated to an A level, with one tenant per floor. Each suite contains its own dedicated bathrooms, most with showers. The building provides bike parking, and each suite is accessed using a high tech virtual doorman. Windows open, but all suites are both heated and air conditioned. The 2nd floor, which has recently been renovated to a high-end industrial aesthetic, including a full office kitchen, a large conference room, and 3 private offices, is currently available, on either a long-term or short-term basis. The 2nd floor is approximately 4,000 net rentable square feet. However, Landlord will divide it into two upon the request of a smaller tenant. The 2nd floor is unfurnished. However, Landlord will provide furniture at the request of a tenant, including short-term tenants. Landlord would prefer that a tenant dictate the furniture, rather than furnishing on spec.
